Description
Wall Covert comprises a conifer:broadleaved woodland with a range of conifers (Corsican pine, Norway Spruce and Scots pine, planted in c.1970 some of which were thinned in c.2021), mixed conifer:broadleaved woodland, young (c.40 year old, P1985) plantations of broadleaves (oak and sweet chestnut with natural regeneration of silver birch) and areas of mature oak/sweet chestnut. There are veteran oak trees on the edges of the wood.
The ground is generally flat, although it falls away to the north through a series of gentle slopes with marked sloped edges – we think a result of earthwork operations in WW2 – as the nearby fields were used as a USAF bomber base. There is a large, c.30m wide depression in the central west area of the wood. This is a former “borrow pit” where soil and stone were extracted.
A vehicular access way is being created on the north of the wood, opposite the cottage, where a post and rail fence has been installed. Gates will be required for further use, and are to be installed by the new owner. This access route uses the same location of a historic access/egress point that is shown on the map.
A 10 year Felling Licence (FLA 017/1091/2020) applies to both woods. A Woodland Management Plan (WMP, Ref 700818) includes both woods, and this is valid until 16/4/2030. The woods are not Ancient and Semi Natural and have no landscape designations.
The property is subject to VAT on the sale price.
