Lower Ardochy Wood forms a fertile and easily accessible site with a range of commercial and native woodland opportunities. Harvesting of the original crop, which was predominantly Sitka spruce and larch, took place in 2014 and is currently awaiting restocking.
There will be a requirement for the purchaser to accept the replanting obligation on the areas felled under the terms of the Felling Licence. However, this may be adapted subject to approval from Scottish Forestry. The current restocking plan is for productive conifers, predominantly Sitka spruce.
Some selective thinning of the remaining conifer crop could be considered within the next 5 years which will provide a high proportion of marketable timber providing purchasers with tax free income. There may also be long term development potential, subject to necessary consents, to develop tourist accommodation and/or leisure facilities to take advantage of the breath-taking views the site offers.
Woodlands in this part of Inverness-shire rarely come to the open market and the combination of spectacular scenery and added development potential makes this a very attractive offering.
