Description
New Covert is a mixed conifer:broadleaved woodland that consists of an angular shaped wood, New Covert (on the west), which joins linear woodlands called Long Spinney and Hut Covert. Species include Scots pine (planted in c.1970), sycamore, ash and beech.
The ground is flat, well drained and high quality. Areas of the wood could be thinned to provide immediate income opportunities. There are arable fields to the north and south, with Forestry England woodlands to the northwest. Access to the wood is on a part stoned track (points K,L,M) that leads from the A1066 to New Covert and Long Spinney. An open area at M would be ideal for stacking timber. Vehicular access is also possible on R-S. The track includes access for the nearby landowner for agricultural purposes on the route L-M. Vehicular access is also possible from the West Harling Road into Long Spinney and Hut Covert through a central glade. This is present but overgrown – albeit the gap in the tree canopy indicates a previous route.
A 10 year Felling Licence (FLA 017/1091/2020) applies to both woods. A Woodland Management Plan (WMP, Ref 700818) includes both woods, and this is valid until 16/4/2030. The woods are not Ancient and Semi Natural and have no landscape designations.
The property is subject to VAT on the sale price.
